Asphalt Parking Lot Maintenance

Asphalt is a great material for parking lots. It lasts for a long time, with the right maintenance, and gives your location a fresh appearance that is attractive. Since the pavement is a much-used part of any parking lot, it needs to be treated with care. Parking lot maintenance is highly important, but not everyone knows what to do. Here are some tips on how to care for your asphalt parking lot.

Clean It Regularly

Once the asphalt is cured, and it will need a little time to do that (about 24 hours), it will be ready for use. You will want to clean it regularly, so it can maintain its appearance and functionality. If there are any oil or fuel spills, those should be cleaned up quickly if at all possible. It’s also a good idea to hose down the parking lot and sweep regularly, too, to keep the dirt at a minimum.

Treat Cracks

As time goes by, small cracks might pop up around the asphalt as the ground settles and the pavement receives more and more use. When you see even small cracks, it’s a good idea to repair them. They won’t go away on their own and, in fact, will only get larger as time passes. Weeds might also grow through, causing issues as well.

Seal Coat Often

Seal coating is an important part of parking lot maintenance. How often the asphalt is used, is what determines how often you will want to get it seal coated. If the parking lot is not used often, you may be able to go about 3 years between seal coatings. If it’s a more heavily used space, you might need it seal coated about once a year. An asphalt maintenance company can help you determine what might work best for your parking lot.
