For all of us asphalt sealcoating companies, spring doesn’t just mean a glorious time of the year.  It means busy, busy, busy!  As you can imagine, as folks start to emerge from their winter hibernation, and start inspecting their property and preparing to enhance its beauty with spring gardens and lawn ornaments, they also start noticing asphalt driveway imperfections.  Whether cracks have appeared from winter’s harshness, or the asphalt has started to crumble, property owners seem to pay special attention to their asphalt driveways in the spring.  And, that makes us busy bees!

The asphalt sealcoating contractors at XSealer Asphalt Maintenance get numerous calls during this time of year.  And, if you’ve never had to call an asphalt maintenance company, we just wanted to make sure that you knew what to expect so you can feel as comfortable as possible as you begin to make calls and shop around.  So, without further ado, let’s get to the basics of asphalt sealcoating!

First off, what is Asphalt Sealcoating?

If you go by Wikipedia’s definition, asphalt sealcoat is a “bituminous liquid mixture that is applied to asphalt“.  To put it in plain English, asphalt sealcoat is a substance that aspahalt sealcoating companies apply to your driveway (or parking lot) to seal the asphalt and act as a barrier to keep your asphalt protected from elements that can cause damage.  For instance, precipitation can easily absorb into your asphalt and begin eroding the material.  Also, things such as grease and engine oil can seep into unsealed asphalt and cause damage over time.  At its most basic definition, asphalt sealcoating makes porous asphalt non-porous.

Is there any preparation that must be done before sealcoating?

Once an asphalt sealcoating company is called, they should visit the site to be sealed, assess the work that needs to be done, and provide a free quote to the customer.  It is during this assessment that the asphalt contractor can determine the extent of work that will be required to sealcoat the driveway or parking lot.  Sometimes, the driveway or lot is in perfect shape and nothing needs to be done prior.  At other times, wear and tear exists and cracks must be filled prior to sealcoating or crumbly asphalt needs to be repaired.  The preparation involved really depends on the particular asphalt surface and a qualified asphalt contractor will be able to make a determination once an assessment is completed.

What are the benefits of sealcoating my driveway or parking lot?

Sealcoating provides a protective barrier to ensure the life and longevity of your asphalt surface.  There is no question that driveways maintained with asphalt sealcoating have longer lifespans than those without proper maintenance.  In addition to preventing asphalt damage, maintaining asphalt through a small investment such as sealcoating, can prevent huge expenses in repairing asphalt or replacing asphalt down the road.  Finally, another benefit – a huge one to many – is that of aesthetics.  Although this has nothing to do with the integrity of the asphalt, this factor ranks right up there among the chief reasons property owners decide to sealcoat.  An asphalt driveway that has been sealcoated looks much better than one that has not.  The color looks new and unfaded and the property generally looks much more maintained and cared for than a driveway that has faded for years in the hot summer sun.

So, there you have it folks: the asphalt sealcoating basics.  While this list doesn’t represent the full line of questions people often have regarding asphalt sealcoating, it usually consists of the main points that people are curious to know.
